Come relax and enjoy our newly renovated Ranch Style home situated on 1.6 acres surrounded by the private and peaceful rolling meadows of a 350 acre farm.  Home can accomodate sleeping arrangements for 8+.  Located just 78 miles from New York City.

- Bed & breakfast amenities available for an additional fee

2. This is a NON SMOKING home.

3. No Pets are permitted on premise.

4. RESERVATION/DAMAGE/SECURITY DEPOSIT- A reservation/damage/security deposit of $200 is required. This must be received within two (2) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.

a. No damage is done to the home/property or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned.
d. All keys are left in the lock box and home is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.

5. PAYMENT – An advance payment equal to 50% of the rental rate is required two (2) days of booking the reservation. The advance payment will be applied toward the rent. Please make payments in the form of traveler's checks, bank money orders, cashiers checks or personal checks payable to Jeffrey & Monica Duque. The advance payment is not a damage deposit. The BALANCE OF RENT is due on days of arrival date.

6. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% Cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, or that are made within 60 days of the arrival date; forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately. See item number nineteen (19) of this contract.

7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

8. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons. An additional charge or $30.00 per person per night for guests in addition to eight (8) will be assessed. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY; 4 nights during peak and holiday seasons unless otherwise agreed upon in writing.

9. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.

10. NO DAILY MAID SERVICE – While linens and bath towels are included in the home, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring your own pool towels.

11. RATE CHANGES – Rates subject to change without notice.

12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

14. PARKING – Parking is limited to five (5) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner.

15. FIREPLACES: The fireplace is a pellet-stove fireplace. Please do not throw any paper or other combustible materials in the fireplace. Fireplace is turned off from April 15-September 15; they are not operational during this time of the year.

16. FIRE PIT: The fire pit is to be used responsibly. When in use, fire pit should never be left unattended and must be completely extinguished prior to leaving unattended. Fire pit should not be used during strong winds. Fire in pit must not be more than 6 inches over the opening of the pit.

17. POOL: There is no lifeguard on duty therefore the pool is to be used responsibly and at your own risk. Every precaution must be used when in or around the pool. Prior to entering the pool the solar cover must be completely removed folded and placed carefully on the deck. At the end of each day’s use we ask that you please replace the solar cover to keep water at a comfortable temperature.

18. STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. Driveway is well maintained, however we do not refund due to road conditions.

19. TRAVEL INSURANCE: We recommend you purchase travel insurance. If you wish to purchase travel insurance, go to for details and to purchase.

20. WATER AND SEPTIC: The home is on a well and septic system.

The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clogs the septic system, you could be charged damages of up to three hundred dollars ($300).
